The best value places to live within 1km of Elizabeth line stations

When travelling in London, you know the best mode of transport is to take the Tube.

Although the underground does have its faults when many Londoners are rushing to get to their destinations, it’s still great to avoid the busy traffic.

Therefore, if you’re going to live in London, it’s best to live near a station.

To help some of you, below are some of the best valued places to buy near an Elizabeth line station.

Abbey Wood

Abbey Wood has seen prices rise in the last five years

In February 2021, the average house around Abbey Wood station was worth £349,674.

This is a good increase from its £292,211 price in 2016, resulting in a 19.70 per cent five-year change.


In 2016, the average house price near Ilford station was £270,463, but with its whopping five-year change of 30.6 per cent, the average house near this station has a price of £353,194.

Chadwell Heath

If you’re looking for a good investment, it may be worth to buy a home near Chadwell Heath.

With a five-year change of 35.5 per cent, the average home price went from £267,915 in 2016 to £363,001 in 2021.

West Drayton

There’s even personalised welcome mats!

The average home price as of February 2021 around this station is £369,753 and in 2016 it was £308,337.

Its five-year change of 19.9 per cent is a decent increase.

Harold Wood

Around this station is a five-year change of 17.4 per cent.

In February 2016, the average house price was £319,920, whereas in February 2021 it was £375,672.


Despite having the lowest value on the list, the 15.4 per cent five-year change still makes the homes around woolwich station of good value.

The average homes that costed £332,106 in 2016, are now priced at £383,278.

If you invest in a home near Hayes & Harlington, you can expect a better property value in a few years.

Its 36.3 per cent five-year change saw the average house price in 2016 go from £302,023 to £411,750 in 2021.


The Broadway in Southall

Topping the list with the best value, is a home near Southall station.

In 2016, the average home price was £285,511 and now in 2021 the average home price is £422,679. That’s a 48.0 per cent five-year change!

Seven Kings

As of February 2021, an average home near Seven Kings had the price of £422,869 and in 2016, the price was £326,989.

Therefore, there was a decent 29.3 per cent five-year change.


Finishing off our list is Goodmayes.

An average home near the station has a five-year change of 34.4 per cent.

£317,386 was the average house price in 2016 and in 2021, the average house price is £426,541.
